1. Rent & Lease Terms

• Rent: $1,400 per month

• $50 application fee per applicant

• All applicants must be approved before move-in

4. Move-In Costs

The following are required before move-in:

• First month’s rent (if moving in on the 1st)

• Security deposit ($1,000)

• Pet fees (if applicable)

If moving in after the 15th of the month, rent may be prorated.

All move-in costs must be paid in full before keys are provided.

5. Subletting

• Subletting is not allowed

• The property may not be used for business purposes

6. Security Deposit

• The deposit may be used to cover damages or unpaid charges

• Any remaining balance will be returned within 30 days after move-out

7. Pet Policy

• Non-refundable pet fee: $250

• $50 additional monthly rent

• Maximum of 1 pet

8. Guest Policy

• Guests should park across the street if tenant parking is full

• No unauthorized long-term guests allowed

9. Rent Payment & Late Fees

• Accepted payments: Money Order, Cashier’s Check, or Cash

• Rent is due on the 1st of every month

• $40 late fee if rent is late

• If cash payment is not paid in full, future payments must be made by money order only

• Penalty fee equal to 2 months’ rent

17. Pest Control

19. Entry Notice

• At least 12 hours’ notice before inspection

• Inspections may occur every 30 days during normal working hours

21. Adding a Roommate

• $250 fee for additional resident

22. Wall Decorations & Property Alterations

• Use small, thin brad-style nails (limit about 5 per room)

• Posters must use thumbtacks

• No tape or adhesives allowed

• TVs must be placed on stands (no wall mounting or brackets)

Alterations:

• No painting without written approval

• No modifications or alterations without written consent from landlord

Damage caused by unauthorized changes will be charged to the tenant.

• Delivery is at tenant’s own risk
